Unlimited Housing is an Amsterdam based rental agency with a professional eye for personal hospitality and a goal-oriented approach. With a broad experience operating within and for multinationals, there is a firm understanding of how to work on both an individual and corporate level.

The name Unlimited Housing comes from the proposition to provide a service exceeding regular excepted standards, variety in our offer and approach towards clients. This means personal interaction and getting to know a client beyond just the initial needs and wants. The team of Unlimited Housing has made this a corporate identity that gets recognized on the market.

The main focus is the Amsterdam region but our service extends to the ‘Gooi’ region as well, roughly the area between the cities of Amsterdam and Utrecht.

Most of our clients who rent a property are expats from Europe and beyond, working for one of the many multinationals located in the greater Amsterdam area. This niche market has proven to be an ideal fit for private home owners and professional landlords whose properties we suggest to our clients. Not only because of operating in the higher end of the market, but also because the intention of many expats is to rent for a definite instead of an indefinite period.

For a private home owner or professional landlord having multiple properties, the team of Unlimited Housing offers the following services:

  • advice and guidance on establishing a fair market price
  • composing a thorough, English description of the property
  • taking a set of professional pictures (SLR camera) to market the property online & offline
  • lead all the viewings of the property with interested parties
  • handle possible negotiations if necessary
  • drawing up the rental agreement in Dutch and English or advice on the content when the agreement is drawn up by a third party
  • making sure a ‘points survey’ is carried out when needed, thereby adhering to rules and regulations especially in Amsterdam
  • plan and accompany on the date of checking in & checking out) the new occupant(s)
  • drawing up an inspection report of the property
  • monitoring the requests or remaining issues regarding the property until 1 month after the start date of the rental agreement
  • act as an intermediary during the rental period for any issue that might arise between both parties, taking into account our intermediary role. This means Unlimited Housing has no official position, since any rental agreement is signed between the lessee and lessor

These services are based on a ‘no cure, no pay’ concept. A fee is thus only applicable when a quality lessee is presented and accepted by the lessor, being the owner of the property. Only then a rental agreement is signed by both parties.

The precise one off fee will be based on the exact rental period. This comes down to 1⁄2 a months’ rent for up to a 7 months rental period, in case of an extension or for a 12 months rental period and beyond, a full months’ rent will be calculated.
